Project description
The new configuration foresees a residential-guesthouse use, through a layout that almost entirely retains the existing arrangement, respecting the guidelines of the current urban planning regulations. The two rooms overlooking the Rio di San Luca are maintained, and on the left side (when facing the facade), the bathroom is restored to its early 20th-century location, as documented not only by the 1939 cadastral records but also by the bricked-up windows. Access to the floor is via the existing staircase, next to which, on the left side ascending, a wall built in the early 1900s is demolished; this creates a new living area illuminated by a window measuring 0.99 x 2.06 m with a transom window of 0.99 x 0.32 m, allowing a lighting index of 0.128, thus exceeding the 1/8 ratio required by regulations. In the small room adjacent to the terrace overlooking the internal light well, the kitchenette is maintained with an opening onto the terrace; to comply with building regulations, the door connecting this space to the living area will be widened to 1.20 m. Along the two façades facing Calle de la Mandola and Calle San Paternian are two suites, each composed of two communicating and independent rooms served by a single bathroom with alternating exclusive use through door closures. In total, there will be four guest accommodation units: two double rooms and two suites, plus a living room with a pantry and a storage closet; on the ground floor, there will be an entrance consisting of a small hall with a storage room behind it.
The approximately 25 cm difference in height between the current floor level and the ceiling beams will allow the installation of bathroom drainage pipes and the distribution of water, sanitary, and heating systems with the appropriate slope (around 1%). The drainage will flow into the existing septic tank beneath the current bathrooms or into a new septic tank currently located under the living room, after the necessary vertical and horizontal connections are made. The vent pipes for the sanitary fixtures and the ventilation ducts for rooms without windows will be housed in the existing cavity between the false ceiling and the upper floor structure, leading to the external chimneys on Calle San Paternian. Each living unit respects the aero-illumination index of at least 1/8 (ratio of window surface to room surface). The minimum size of a double room is 15.7 sqm, and that of a single room is 9.4 sqm.
