The project
The new use of the complex involved converting the agricultural annexes into office spaces for a banking institution, while the villa itself was to host guest accommodations.
This required a restoration and adaptive reuse project for the annexes, combining the conservation and restoration of original structures and finishes with contemporary architectural solutions. New functional distribution elements were introduced—metal and glass stairways and corridors—to meet the new programmatic requirements.
A strictly conservative approach was applied to the main residential building, where fresco and dry-painted decorative features were carefully restored in the rooms, the private theater, the pool area, and the winter garden. These latter additions were originally designed by architect Vietti in the 1940s.
Due to urgent structural consolidation needs, certain decorated ceilings had to be temporarily removed to allow intervention from below, as the precious “battuto veneziano” flooring above could not be dismantled. This process enabled the full restoration of all decorative elements, including both interior and exterior finishes.
The small late 19th-century chapel located in the park was also included in the conservative restoration program.
The project was developed through three stages: preliminary, detailed (definitive), and construction (executive).
The intervention was successfully completed.
