The project
The intervention involves the complete redevelopment of the building, including architectural, structural, and systems works, aimed at aligning the building with the hygienic-sanitary requirements set by the municipal building regulations. The project seeks to recover the attic volume by creating a bedroom and a bathroom on the southern front and restoring the historical internal layout, with living areas and the kitchen located on the main front and service spaces on the opposite side, maintaining vertical continuity between levels. The project also includes replacing the deteriorated existing floor slab with a new, regularly framed wooden structure, preserving the original heights and morphological continuity. The collapsed reed ceiling is demolished and rebuilt only in the bathroom area, in line with its original position. The first-floor level is adjusted to align with the historical height and structurally upgraded. The roof, constructed with a wooden structure, rests on a reinforced concrete bond beam and a steel ridge beam. The internal reinforced concrete staircase is demolished and rebuilt with the same typological characteristics, complying with safety and accessibility regulations. The systems are fully updated in accordance with technical standards and energy efficiency requirements. The openings on the main facade are reorganized to restore the original fenestration. Additionally, a window on the secondary front is converted into a French door. Regarding the roof, two north-facing skylights are added to ensure natural light, and an integrated basin is provided in the roof slope to accommodate the photovoltaic system. The decorative elements on the facade, particularly the eaves cornice, are preserved and restored in connection with the new structural works, through a profiled reconstruction with plaster, maintaining continuity with the existing architectural language.
